A common objective of property Asset Management is to minimise the whole life cost of assets – not that easy as there always exists other critical related factors such as business continuity, members’ wishes, risk management etc – all requiring objective consideration in a decision making process.  Asset Management is therefore about processes and strategies helping to make the right decisions.

Our services range from major stock survey procurement, data collection, software advice, through to business planning advice and strategy and decarbonisation advice for net zero carbon targets.

ijf has the expertise to assist Asset Managers of individual properties or those with large portfolios in every possible sector including, for example, Education; Social Housing; Healthcare; Commercial.  Typical of our services, we are currently managing and undertaking a housing stock condition survey for a large housing association in the east midlands, where we have just completed 8,500 houses in less than a year and have been commissioned to undertake a further 5,000 for them starting next month.  This particular commission is data supply only, but many social housing providers require us to provide word summary reports, asset management strategies, decarbonisation reports and action plans on the back of the survey data.

Our chartered building surveyors, with assistance when required from services’ engineers and carbon consultants have the expertise to undertake condition surveys, compliance surveys, Housing Quality Standards (Decent Homes – England; WHQS – Wales; SHQS – Scotland), develop Asset Management Strategies and Plans, to name but few.  Please refer to our Building Surveys section to identify a specific survey that may be required.

The use of asset management and mobile survey software is paramount to good data management and reporting.  Our people have strong links with numerous software houses. ijf‘s Managing Director Ian Filkins, previously worked with a national property software developer.  Using his expertise as a chartered building surveyor, together with his vast experience of managing commercial, education, healthcare and social housing asset management projects, Ian has an excellent understanding of how software works and is most efficiently used.
