Buying, Selling, or Maintaining a home?
Your new home is likely the most expensive purchase that you will ever make. Let us help you to BUY WITH CONFIDENCE, or of course possibly avoid the purchase if the future maintenance issues and costs would be greater than you currently think.
Or do you simply:
- Need an EPC because you’re selling?
- Require planning, building regulations or design advice for an extension or alteration?
- Have a Party Wall matter due to adjacent construction works?
- Need a drone to inspect your roof or chimney or other hard to reach areas?
Our ijf people believe in honesty and transparency and we always recommend that you chat through your needs rather than simply buying off the shelf via a website. Email us or call us on 0330 223 1757, info@ijf-pc.co.uk for a genuine personal, no obligation, no sales push run through. You might not even need a survey!
HOME SURVEYS:
Level 1 Home Survey
Our RICS Level 1 Home Survey provides a high-level overview of a property’s general condition. It is most suitable for modern, well-maintained homes with limited obvious hidden issues. It describes the condition of the property, identifies any risks and potential legal issues, and highlights any urgent defects. It will generally not provide advice on how to manage those defects. This is the least expensive survey because it is the least detailed, visual only (no testing) inspection and report.
Level 2 Home Survey
Our RICS Level 2 Home Survey offers a more detailed inspection (with optional, non-compulsory property valuation). Best suited to conventional, traditional, simple layout homes that you believe are in reasonable condition (for example, a property that does not have multiple alterations or extensions). This survey report supports confident purchasing without the jargon.
- Level 2 Home Survey (survey only) includes a more extensive roof space and drainage chamber inspection. It includes advice on defects and subsequent maintenance and repairs that may affect the property in the future.
- Level 2 Home Survey (survey and valuation) as above plus a market valuation and insurance reinstatement figure, to help you avoid under- or over-insurance.
Level 3 Home Survey
Our RICS Level 3 Home Survey is our most comprehensive residential survey report from roof to foundation, best suited for older, larger, potentially run down or altered properties because these are more likely to suffer from visible or hidden defects or potential future issues. It provides a more extensive analysis of the property’s condition and includes recommendation for defects, repairs and maintenance options.
