HOME SURVEYS:
At ijf we offer a range of services and surveys to suit a wide range of budgets.  A “home survey” undertaken by a highly experienced RICS qualified chartered building surveyor will help put your mind at ease as it provides an expert, easy to understand account of the property’s condition.  Home Surveys are not a legal requirement (in England and Wales) but they are recommended for peace of mind. There are many different types of homes (age, size, complexity, current condition etc.) and so there are different survey types to suit your needs.  The RICS introduced the following three different levels of RICS Home Survey:
Level 1 Home Survey

Our RICS Level 1 Home Survey provides a high-level overview of a property’s general condition.  It is most suitable for modern, well-maintained homes with limited obvious hidden issues.  It describes the condition of the property, identifies any risks and potential legal issues, and highlights any urgent defects.  It will generally not provide advice on how to manage those defects.  This is the least expensive survey because it is the least detailed, visual only (no testing) inspection and report.

Level 2 Home Survey

Our RICS Level 2 Home Survey offers a more detailed inspection (with optional, non-compulsory property valuation).  Best suited to conventional, traditional, simple layout homes that you believe are in reasonable condition (for example, a property that does not have multiple alterations or extensions).  This survey report supports confident purchasing without the jargon.

  1. Level 2 Home Survey (survey only) includes a more extensive roof space and drainage chamber inspection.  It includes advice on defects and subsequent maintenance and repairs that may affect the property in the future.
  2. Level 2 Home Survey (survey and valuation) as above plus a market valuation and insurance reinstatement figure, to help you avoid under- or over-insurance.
Level 3 Home Survey

Our RICS Level 3 Home Survey is our most comprehensive residential survey report from roof to foundation, best suited for older, larger, potentially run down or altered properties because these are more likely to suffer from visible or hidden defects or potential future issues.  It provides a more extensive analysis of the property’s condition and includes recommendation for defects, repairs and maintenance options.
